City of Milton recently issued the following announcement.
The City’s Planning Commission meets Wednesday evening to discuss a residential proposal off New Providence Road, in addition to tapping its next chair and vice chair.
The Jan. 26 meeting at City Hall’s Council Chambers will begin at 6 p.m. People can attend in person or watch live virtually at https://www.youtube.com/watch?v=dPOW4saB9Q0&list=PLpkXg669ndrYVWsE0wlRcGSUOMviduGpv.
The Planning Commission’s first agenda of 2022 is fairly limited. After being called to order, members first task will be selecting the Commission’s Chairperson and Vice Chairperson.
This will be followed by a “public comment” section for citizens to share their views, then approving the “minutes” (or official written record) from the Planning Commission’s December 15, 2021, meeting.
Next comes a review of a Preliminary Plat proposed for 14000 New Providence Road, which is to the northwest of the Birmingham Highway/New Providence/Providence Road roundabout.
An applicant, Octave Built, is seeking to construct 5 single-family lots across 11.492 acres around this address. The property is zoned AG-1, which in Milton mandates that each lot must be at least 1 acre. (So, on average, each lot in this proposal would be more than 2 acres though their exact sizes vary.)
In Milton, development proposals that comply with AG-1 zoning standards are permitted “by-right” and cannot be rejected if they meet all the necessary requirements. The Planning Commission’s role is to provide comments and make recommendations to the Community Development Director, who either approves or denies the plat based on those recommendations. The City cannot stop property owners from developing their land when in accordance with zoning requirements, though City staff do work diligently to promote large lots and protect Milton’s rural heritage.
In addition to the five lots, this Preliminary Plat proposal for 14000 New Providence Road features a private road and detention road at the back of the small development.
After Wednesday’s meeting, Milton’s Planning Commission is next scheduled to convene the night of February 24.
